In accordance with the Judgment Order and Decree of Foreclosure entered October 31, 2018, in the above captioned action brought to foreclose that certain mortgage given by Alfred C. Gilbert III as Trustee of the Fred Gilbert Trust dated 5/17/2000 to Mortgage Electronic Registration Systems, Inc., as nominee for Security One Lending, dated April 5, 2013 and recorded in Book 131 Page 150 of the land records of the Town of Fayston, of which mortgage the Plaintiff is the present holder, by virtue of an Assignment of Mortgage from Mortgage Electronic Registration Systems, Inc., as nominee for Security One Lending to Reverse Mortgage Solutions, Inc. dated January 22, 2016 and recorded in Book 147 Page 161 of the land records of the Town of Fayston for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 1702 Center Fayston Road, Fayston, Vermont on December 6, 2019 at 10:00 AM all and singular the premises described in said mortgage, To wit: All that certain property situated in Fayston in the county of Washington, and state of Vermont and being described in a deed dated 06/20/77 and recorded 6/28/77. Among the land records of the county and state set forth above, and referenced as follows: BK 34 PG 120. Also described as: Beginning at a point in the center of the traveled portion of town highway #4(center Fayston Road, so-called), said point being approximately 1995 feet generally westerly along town highway #4 from its intersection with town highway #13. And also being N 63 degrees 34' 00" W 306.53 feet along town highway #4 from a point opposite an iron rod marking the north-westerly corner of land now or formerly of Edwin McGovern; thence along the center of the traveled portion of town highway #4 on the following courses: N 63 degrees 34' 00" W 360.00 feet to a point; N 58 degrees 51' 10" W 177.64 feet to a point; N 75 degrees 25' 00" W 20.51 feet to a point; N 89 degrees 32' 00" W 91.64 feet to a point; S 69 degrees 25' 20" W 86.80 feet to a point; thence N 20 degrees 24' 20" W 24.75 feet to an iron rod at or near the southerly terminus of a wire fence; thence on or near said wire fence and being along the line of land now or formerly of Laird Properties N 51 degrees 20' 00" E 1445.78 feet to an iron pipe found; thence along the line of land now or formerly of Ethel Pratt and being generally along a fence line S 30 degrees 54' 00" E 319.02 feet to an iron rod set; thence S 35 degrees 01' 50" W 1048.07 feet to an iron rod set on the northerly side of town highway #4; thence continuing S 35 degrees 01' 50" W 26.87 feet to the point of beginning. Reference is hereby had to the above-mentioned deed and its records and to all prior deeds and its records for a more particular description of the land and premises herein conveyed. This conveyance is subject to existing public utility and public highway rights and to all other easements of records that are currently valid and enforceable. Reference is hereby made to the above instruments and to the records and references contained therein in further aid of this description. Terms of sale: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
