In accordance with the Amended Consent Judgment Order and Decree of Foreclosure entered September 11, 2018 in the above captioned action brought to foreclose that certain mortgage given by Carol L. Greene and Patrick Rymkus to Summit Financial Center, Inc., dated August 8, 2007 and recorded in Book 166 Page 569 of the land records of the Town of Randolph, of which mortgage the Plaintiff is the present holder, by virtue of the following Assignments of Mortgage: (1) an assignment of mortgage from Summit Financial Center, Inc to Mortgage Electronic Registration Systems, Inc. dated August 7, 2007 and recorded in Book 166 Page 580, (2) an assignment of mortgage from Mortgage Electronic Registration Systems, Inc. to JPMorgan Chase Bank, National Association dated February 12, 2013 and recorded in Book 189 Page 669, and (3) an assignment of mortgage from JPMorgan Chase Bank, National Association to NRZ Pass-Through Trust V, U.S. Bank National Association Not In Its Individual capacity but solely as Pass-Through Trust Trustee dated February 17, 2016 and recorded in Book 201 Page 277 all of the land records of the Town of Randolph for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 15 Park Street, Randolph, Vermont on December 4, 2018 at 11:30 AM all and singular the premises described in said mortgage, To wit: Being a parcel of land with dwelling thereon, situated on the northerly side Park Street in the Village of Randolph, commonly known as 15 Park Street, and being all and the same land and premises conveyed to Patrick Rymkus and Carol L. Greene by Warranty Deed of David Alan Boyer and Teodorina Lessidrenska, dated July 5, 2002 and recorded in Book 140, Page 164 of the Town of Randolph Land Records. Also being all and the same land and premises conveyed to David Alan Boyer and Teodorina Lessidrenska by the Warranty Deed of Diane Baker, f/k/a Diane M. Sherlock, dated November 27, 1996 and recorded in Book 122, Page 86 of the Randolph Land Records. Reference is directed to the above-referenced deed, the deeds referred to therein and to the Town of Randolph Land Records in aid of this description. Reference is hereby made to the above instruments and to the records and references contained therein in further aid of this description. Terms of sale: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described. TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within sixty (60) days after the date of sale. The mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
